Max out the mortgage and put the cash into other propertys.I prefer variable interest rates as historicly they are always lower rates over the long term but most conservative investors prefer the knowledge of knowing there is zero risk in a fixed interest rate.30 or 15 makes no difference as long as you keep the term reasonably short and pull the equity each time it renews.
