I've been researching several different market and noticed quite a bit of listings that says "tenant occupied currently paying xx per month with lease till xx date" or some will say month to month lease.But on the pictures they've uploaded picture of empty houses(no furniture) and some look like computer generated (like a model of what it would look like before building or renovating).Are these like some sort of scam where they entice investors as "cash producing investment property" and right after you buy the property the tenants suddenly decides to move out.

@Lauren Beech To Chris's point, (assuming the Operating Agreement allowed for it, which they typically would) you'd just want to have a simple one-pager agreement put together memorializing the buy-out, have everyone sign, and you may want to have it notarized.
