they generally know by this time after inspections, appraisals, etc...I had a tenant who moved out several months after we took over her complex.

Tax preparation is complex, but TurboTax Software really takes the guessing out of it.

I am considering a property that has great numbers, but the 4 building complex has septic issues like:  drain-field, "bubbling" due to renters putting "6-7 people" in the apartments, etc. 

150-200k ARV seems to be the sweet spot.  

Ok, I admit that I am cheap......Do you have a friend in Seattle that rents from a large, professionally managed apartment complex or from a large SFH rental provider? 

For example, if I have a client who tells me that they have everything they own in a business entity and I advise that we buy an apartment complex and place it in that entity, I have probably given very bad advice exposing all of their assets to tenant claims.

Weather is a lot more complex than just saying, "the average temps are increasing, therefore everywhere must be getting hotter every day

In my market I am consistently mailing postcards twice a month to the same apartment complexes within 5 miles of my houses, keeping my ads running in the papers and put out 50 signs each week.
