I am an Eagle Scout, I have an architectural engineering degree, and great with numbers and have completed a renovation in the past on a property I am holding as an income property in Rhode Island.

Made up claims and accusations, that upon professional inspection turned out to be baseless. 

If I am able, will the insurance be void if I ever have a claim on the insurance?

On the legal side-If a contract is written up and the MLS states a fact about the house that isn't corrected or addressed you (if all paperwork is legal and properly done) can enforce those facts and have them completed by the seller and enforced by the court. 

So many people claim to be and want to be wholesalers but fall off as soon as they reach an obstacle or as soon as a little work needs to be done. 

Thinking small claims court or lien against the property.

Could I Pay to have the Repairs completed myself....

@Mike McCarthy I did recommend my tenant to complete a Change of Address request on the USPS website to forward the mail to their new address, however I am deciding what do do with mail that comes through before this Change of Address took effect, or for other things that happen to slip through.

If you negotiate a good enough deal that pays you then complete the transaction with the investor to buy the house you have under contract.

That being said if you think rents are $100 under rented, i would make sure you are right, then looks like some potential to add some value, but is this really as nice of an area as you claim?
