I've heard the shorter contracts are easier to get people to sign, but I don't know if you can do that in Colorado.   

I am looking for a service whereby I can have a recurring notice that I can modify each month as I need to add the water bill which changes every month (municipalities in CO won't allow the tenant to put water in his name).
