They remodeled in 2004 and there is no evidence of it being such an old home except in the basement - but even there it's the best century home basement I've been in - very clean, organized, dry and no smells.The main level is rented out to a local radio station (1 room) and tax professional (2 rooms).

They need to clean their clothes and bedding to get rid of any eggs.The professionals I have spoken with tell me that bed bugs normally do not travel (like roaches). 

My current solution: Tenant A is 5 days late, an auto-email is sent to him. 

I'd tell them they were warned and you will be inspecting in one week to make sure it is clean.

Im new in the investing space and im looking for more experienced commenters to give you more insight into how to navigate the financing aspect of things.On a more personal note, if you do get involved in buying a property from a family member, my advice would be for it to be a clean cut to minimize any future problems.

In my area the growth and demand for a little land and fresh mountain clean air & water is exponential.  

For $10 a month you can add online rent payments which are then tracked in the software.There is no perfect solution.
