I put four 16"x16" concrete blocks in the four corners of the walkway to use it as a planter...not sure, may be something round like a small whisky barrels would look better.Anyways here is the final result after sodding, mulching, cleaning, planting.My neighbors are very happy with the changes.

My strategy is to use $110K as the ARV, then offer her i.e.110 X 0.7 = 77K less 5K (for clean-up) = $72K.

In order to be nicer I suggest:- show property extremely clean, yard grass cut well, bushes/trees trimmed ($400)- good paint job ($1000)- scratch and dent stainless steel appliances (they are a wow factor) ($600)- living area no carpet...

There is nothing wrong with sending letters to people saying you buy houses, clean carpet, trim trees, or whatever.
