Motivated seller in a bad neighborhood...thoughts?

Got a call today from a motivated seller. Key details:

She said she is looking to sell quickly due to a death in the family. Her sister who used to live with her elderly mother passed away and her mother is too old live alone so they are moving out.

She has it listed with an agent and been trying to sell for over a month but no luck. It's a two-family, she lives in one apt and her mother (90 year old) lives in the other. There's no mortgage. It is owned free and clear.

She had it listed for $159 but said the lowest she would take is $125K. No major repairs required but I need to verify.

My plan would be to wholesale if possible. Best comp is $150K on the same street. So my offer would be in the $100K area barring any repairs I observe.

NOW for the kicker: I did a trulia search and the property falls dead in the middle of a High Crime area marked by red on their map.

I have a 1pm meeting with her tomorrow.

Should I go for it?

    Nearby, recent comps reflect the price, even if the neighborhood is a war zone. How many comps do you have and how good are they? Are they duplexes, and who are the buyers? Owner occupants or investors?

    Where are you getting your comps from? This is important. I see posts here all the time with valuations using zillow or other free sites that are really off.
