Only in the hard money world, and credit card world, are the spreads so high. 

I know there are schemes where investing $500K in real estate projects can provide a green card, but they don’t seem to generate $4K a month in income.

Unsecured borrowed funds (credit card, etc) cannot be used.

If the tenant only has double the rent in income and then has a car payment, credit cards, etc I would be concerned that if the tenant has any kind of minor crisis the tenant would not be able to afford the rent.

Anecdotal evidence; went to look at an acreage property, the 84 year old owner was telling me i could make a fortune with cabins on airbnb, which is a classic bubble warning sign to me, and checking availability of a place to stay in florida revealed hundreds and hundreds of listings with perfectly nice houses minutes from the beach for under$50 bucks a night!

Get a credit card and carry a small balance and pay on it regularly.
