Thanks everyone- I jumped right on this because they have children on both sides, definitely don't want to mess around with that.I had an inspection today that confirmed the presence of bed bugs.

our vision (uneducated newbie vision) was to flip a few houses inorder to put 20% CASH down on our first rental for bigger cash flow and more units...we only have 18k available  (leveraged)we have the people for the workwe are finding some good properties on the marketI work 60hrs a week and have 2 small children    the advisor is a good one and i believe is looking out for us...

We have found the following applies to CA, TX, VA, and SC.As long as you lived in there the required length (ie personal property 1 year unless for a good reason, children, work move, etc) the interest rate does not change and you do not have to report it to the bank.
