Thanks everyone- I jumped right on this because they have children on both sides, definitely don't want to mess around with that.I had an inspection today that confirmed the presence of bed bugs.

It appears this was a bad plan because most people interested in renting the up stairs have children.  

our vision (uneducated newbie vision) was to flip a few houses inorder to put 20% CASH down on our first rental for bigger cash flow and more units...we only have 18k available  (leveraged)we have the people for the workwe are finding some good properties on the marketI work 60hrs a week and have 2 small children    the advisor is a good one and i believe is looking out for us... 

The daughter (an eloquent middle age woman) invited me and my family (wife and two children) to her boyfriend she super bowl party( the were Pats fans).

They've been there for two years and I've done way more than any other landlord would've ever done to help them keep a roof over their head thinking about their children.

I started doing this when I bought my first house, before we had children, at one point I was about 4 month's ahead.Also, depending on your bank, you should be able to do this online & make it a much quicker & simpler process.  

We have found the following applies to CA, TX, VA, and SC.As long as you lived in there the required length (ie personal property 1 year unless for a good reason, children, work move, etc) the interest rate does not change and you do not have to report it to the bank.
