Is price per square foot affected when commercial property has tenants with long good standing history and selling both townhome units in a single dwelling?

PS: I have one child who is 2 years old.

I am looking at a simple 980 square foot open floor plan with a loft.I would hire out the foundation, the plumbing, heat, electric panel, and roof. 

@Donte Jones I know of a few builders in my local area south of Atlanta but I'm not sure of anyone that works with properties at that square foot range.

While I love teaching it can be extremely stressful and demanding and I feel horrible having to miss my own children's school activities and events because I am required to be there for someone else's child.

Others will want your first born child......

If you can’t find properties with similar specs, look at the price per square foot for the houses sold in that area.

It's essentially  a way to shift income from your 20,30%+ tax bracket to the child's 0%.
