Stay away from the big banks (often a limited product selection and overlays) and the online lenders/call centers (you might have someone who was working at Jiffy Lube 6 months ago navigating the biggest investment of your life).And while many people here on BP are honestly trying to help, they often mislead other people because they don't stay in their lane.

The location is prime - in the middle of a really desirable neighborhood just outside a bar/restaurant trendy downtown area.My first instinct was to buy it then lease to a day care or even center.

Comps in immediate subdivision definitely didn't support the price, but I knew the area well enough to sell people on what was coming which was a huge entertainment center that will be within walking distance proposed by the town of Holly Springs.

THIS IS NOT AN EXTENSIVE LIST these are just enough to get you going:Google my business (FREE)Google Ads (Paid)Eventective (Paid)Event UP(Paid)Peerspace (Takes a percentage of your booking but FREE to list your event Space)Splacer (Have not used yet but currently setting up my profile)Yelp (FREE)Gigster (FREE to list you event space)Facebook market place (FREE)Instagram (FREE)LinkedIN(FREE)Your local Chamber of commercePartnerships with local plannersI do not know your exact area in Idaho so I cannot give a definitive comment on your pricing but $250 is typically what you would pay for a community center which is different from a dedicated event space.You also have to factor in cleaning your venue which can take about 2 to 3 hours if doing it yourself so you should price that into your rental price.Also, with a price point that low, yes, it is accessible to more people but you open yourself up to more people that will not respect your event space and would be more prone to damage the building potentially.Because you have a full kitchen and bar you could operate it as a ghost kitchen.

My main reason is because I love living in big cities (I go to school in NYC), and Philly seems like a city where I would be able to live close to the city center for a reasonable price.With that being said, living as close to the city center is one of my top priorities.
