For the most part I'm protected, the borrower is putting the lien against their personal residence and signing a personal guarantee to guarantee security on the deal. 

I'm also married, trying to protect three teenagers from their own stupidity, run a business with seven employees, etc.I consider myself a success story, but I have C-class rentals in a small market nobody knows/cares about, and I don't have the infectious personality that makes for good TV.

I have done deals where the seller doesn't care about your DTI because if you default, they get the asset back along with whatever downpayment you gave them.I've always delt with sellers that wanted everything shy of McDonalds receipts..
