I would get in those units and make sure they are not trying to burn 100 candles for heat, or close the main water control valve if the building is close to freezing to prevent water damage, or help avoid icy sidewalks and steps, etc.

I'd just keep it but its got several burn holes.

We got burned years ago when some software went obsolete and we couldn't access our files.

We found deals through estate sales, probate attorneys, fsbo's, auctions, Fannie Mae, Freddie Mac and HUD sales as well as wholesalers occasionally, retiring investors, people going through divorce, unwanted inheritances, and landlords who had poor management, bank REO sources were excellent until about 6-10 months ago.

Electrical was the worst of it (burn marks in the panel where it had been and still was arcing, bad splicing using cheap extension cords to power fans).  

Simply I DO NOT have more money to burn knowing I have to pay tons to lawyer before they can do a " serious" job for me.I will definitely use those public services like what everyone was saying and definitely use my CC dispute service.

@Pamela Gordon Thank you for the insight, I myself have gotten burned out on doing a couple of rental showings and have either gotten last minute cancelations or no shows.

You will get burned.  

I have a burning question, but I cannot find a straight answer online.So my goal is to have access to MLS, and to find leads for myself and other investors.

And no risk of doing this without a good amount of experience, because index funds like SPY track such a broad number of stocks.Compare that to investing in real estate where the home could flood, burn down, tenants can get injured, contractors can get injured, the neighborhood could become less desirable, etc etc etc.
