We see many out of state investors get burned big time by thinking just because the price seems good, doesnt mean its a good investment.

Hi @Edwin Wong on one of my development deals when I was the listing agent, we were working with two buyers a broker and a civil engineer.

In engineering, we hold all other variables constant, change the value of one variable (the fixed rate) and rerun the analysis until you hit "your limit".  ??

Murder, suicide, a 2 year old drowning, house burning down, sitting in a driveway with a shotgun in my hand holding off gang bangers, being assaulted by potential renters, drug dealing, drug growing, more lock outs than I can count, and you have the GALL to say I am afraid of a hanging rain gutter!  

My day job at the moment is project engineering work for a marine construction company.

But yes I get it, off market deals are more promising and less rubber burned in finding deals.

They were interviewing engineers a couple weeks ago and I think bonds aren't set to be issued until 2017. 

I'm 27 years old and I work in IT as a Systems Engineer.

There are a lot of folks out there with a turn and burn attitude.  

A bunch of the got burned buying in US cities...it isn't easy to be a landlord here.
