New construction around here starts between 500-700k, but nobody builds in Milwaukee proper, its all in the suburbs.

Rehab portion of the loan was to repair some interior work worth up to $65k. unfortunately 1 month after closing, I had one of the tenants that was getting evicted complain to the city and I ended up getting a bunch of building violations. 

Hi there - my husband and I are preparing to build our new house (on land we already own). 

No matter how much new build there is, location will always insulate the older properties;  and fully rehabbed older properties are in fierce demand right now.  

As far as cash flow, that will be difficult to come in a lot of markets with current interest rates.
