I am new to REI and I know of a deal that may be going into foreclosure, a third party brought this to my attention.

Fortunately this contractor has worked for me for over a decade so I would be completely shocked and amazed if he brought me a bill that I thought was exorbitantly high.

Are there any wholesalers in the Twin Cities who are active in Minnetonka (dumb question, I'm assuming there are) and is there anyone willing to drive for dollars for me, with the understanding I would pay you a referral fee for any property brought to us that we were to make an offer on? 

Finally, if your risk tolerance is low, the stress brought on your life could potentially outweigh the gains.

I brought the buyer right away and we took on the responsibility if any repairs were needed after inspections.

Thanks, @Bob Vollmer,  I'm also a member, which is how I heard of this in the first place and decided to share to hopefully a much wider audience and maybe even capture those people that aren't yet that active or new to being a Landlord.  

I have been in contact with a local realtor in my area who has brought me a couple of deals off the MLS.

Is this a new acquisition or are you being brought on as a partner?

The lienholder may very well not want to settle if they see that you have brought the first current and they are no longer in danger of losing their lien in foreclosure. 

I am writing a business plan and am at the target market portion. one obstacle for an investor (my target audience) is being given the incorrect ARV to a potential deal.
