After repair value calculations

Hello! I am writing a business plan and am at the target market portion. one obstacle for an investor (my target audience) is being given the incorrect ARV to a potential deal. I am thinking of solutions to this problem other than "conduct multiple mock deals to show you are well versed at arv calculations" but can't seem to find much more. This may be a dumb question but if you happen to think of any other solutions feel free to chime in! Thank you!!
