A lot of the articles i read online made it seem as simple as, if you have leftover, use it! 

I bought this 8-plex in April.

Facts:  all 3 properties are on ONE loan and I am fairly certain they bought them as a bundle and ALSO used seller financing some years ago.  

Hey Blaine thanks for the reply, your definitely right deals are hard to find but right now I'm studying the market and trying to pin point the range of what's being bought and sold.

I've inherited a property management company when I bought a property and they seemed to be good at the beginning and did what they said.

Plus most agents are completely unorganized, don't return calls/emails etc. and finding a reliable one in some remote corner of the US isn't worth it to me.The only time I make an exception to this is when I'm researching the property online (zillow, trulia, redfin etc) and while looking at other properties in the neighborhood I see an agent that sold something similar fairly recently.

I just bought a house from a seller who didn't want the home to be listed or have any for sale signs out front.

I bought 12 in Alabama Indy and Atlanta.

Just bought a duplex that needs some work before I can rent it out.
