I have been reading blogs and books about real estate for about a year now.

Let's say I have a goal to generate X amount of monthly cash flow by X year, and I'm trying to figure out different scenarios to get to that goal.Can you recommend any useful tools, spreadsheets, blog posts, or forum discussions to help figure that out?

Come to an agreement on what you're able/willing to put down, and what the rate/term will be on the amount to be financed.If there is existing debt on the property it'll have to be paid off at close, or that loan will be wrapped (I've done a blog posts about wraps before but no idea where.

I have been reading around this site as well as several blogs written by one of the other contributors here.

I personally don't know much about them but I'd suggest you do some research on the blog, and see what you can find.
