Optimized doesn't just mean your digital environment, but all the basics like making sure the rooms look photogenic and have an Instagrammable moment, having backups off all bedding and replaceable items so your property always looks like the pictures, setting up strategic partnerships with local businesses, tour guides, etc...As far as management - make sure to have a handful of cleaners and contractors on good terms.

Granted, recently labor costs have gone up, but in Eastern Idaho, I have a guy I use for every paint job, including my personal home, because he charges me a lot less than every other painter because I bring him business.

Hi Holly,Here here.I'm not a fan of debt either lolWe loose 90% of business because we turn down turnkey investors looking to finance.The reason is mostly two-fold:1) Our price points are low entry and we have the luxury of not being volume focused so we just refuse to deal with closing delays when it comes to selling via financing.2) I don't believe in leverage when first starting to build a portfolio.
