I have listened to a few podcasts here on BP and recently which I had purchased back in 2006 (yes I know) the J Scott Scheel DVD programs.At first I had my property type focused on retail but because I am starting off small and very little money in the bank - I've decided to switch my focus to small Apartments 5-6 units just to build my experience.

as long as you are not putting a machine into the stream bed and disturbing it directly its not a big deal unless there is some sort of fine print that the others are talking about that you need to get a wetlands agency envolved.

I'm looking at 3 bed, 1 bath, garage, finished basement, a/c, brick homes at around $40k that will get $900.

That sounds reasonable - are all of the units similar, or are there different layouts, bed/bath mixes etc?

I suppose I could always put a contract on it and try to turn a retail sale, right?

I did pull the trigger within my 6 month deadline, but no deals, Oakville is a hot market, even tear downs are selling @ and above retail price.
