After analyzing all of our options, we determined that the best decision, both financially and emotionally, is to move back home to have family support with the baby while house hacking a 3 or 4 family as she finishes school (my RE goals is to BRRRR properties until I can supplement my salary).

Hi @John Arendsen Yes I am, there are many issues regarding city regulations that I am analyzing before I can make a final decision whether is a good idea for me or not.

Full loan payoff will occur at Refi.The following is needed to analyze Cash Flow before Refi:How many units (1 - 4) and type (1 Bed/1 Bath, 2/1, 3/1,  etc)Projected Rent ratesVacancy RateAll Operating ExpensesCapEx Once rented the property will need to season (6 to 12 months) for the Bank Refinance requirements.  

Obviously location and strategy will be the biggest determining factor... but everyday we are on the forums we learn more about how you pros analyze opportunities.  

Again, allowing the creditor to re-analyze how the property is going to stand on its own. 

Our cost = $75 one time attorney fee.14 - Handles everything online with immediate up to date access.15 - Auto deposits into account of choice16 - Sets up auto collection of rent online.17 - Provides our tenants with online access to their account so they can make payments, see repair status, make complaints or reports, etc...18 - Pays for any overages on maintenance not covered by cash reserve, and allows us to reimburse with cash flow19 - Handles an Annual property inspection for us at no extra charge.20 - Gives us a volume discount...like I said, I won't analyze a property without them, and won't leave home without them.

This would allow for a comfortable retirement.I spent years analyzing deals from different markets across our country looking for my honey pot.
