So I basically took a year off to focus on my wife’s and my personal finances before we got serious about REI.

Given the ability to do that (which is basically how my father built his company), prices certainly do matter. 

But there is a MASSIVE upside for the property that isn't being leveraged. 

Basically just be happy she's gone?

That coverage is almost totally pointless because it only covers MY contents...which would basically just be the appliances...and not even the tenants' contents.But, every year, she tells me the same thing.
