@J Martin I don't travel (much) out of Sacramento-- here is my opinion-- BP people don't shoot me for bad advise (J Martin made me do it).1) Does your buyer who has been getting a free ride for 1.5yrs (I wish you were my lender :) ) live in the property?

He's also supposed to drive by monthly and inspect inside every 6 months.For-rent phone calls come to a google voice number advising of unit currently for rent, instructions for how to obtain an application online,  and to contact maintenance guy to schedule showing.

Stand back, this might get messy.So I have this "buyer" with good credit, ok income, but his expenses to income ratio, only affords him potential loan amounts less than the total cost of a rental property I'm advising him to get.
