Professional help for a private transaction

Hello BP Nation,

We need your advise. We have been looking for a viable deal in a sellers market for the last 7 months. By "Driving for dollars" we have located a possible deal and are entering negotiations with the seller directly. 

Now, should this (or any other) deal come to fruition, we would like to obtain professional help in guiding and closing the transaction as we have always used the conventional process (MLS, Realtor, Title agency) in the past. And, since we found and negotiated the deal, would prefer not to pay a full commission to a Realtor. We would use our attorney for the documentation needed but don't really want them involved in interacting with the seller and not sure they would be the best person to guide the transaction.

Would a title company provide this service? Should we attempt to engage a real estate agent on some smaller (than typical) fee schedule? Any advise in closing deals on your own (with the proper advisers) would be appreciated.
