One idea that DOES appeal to me is going up the beautiful Hudson River Valley (not much farther than 100 miles away) and investing in a part-time rental that I could buy completely using only about a third of my available equity, with the goal of renting it to vacationers and occasionally using it with my own family.

The beautiful thing about your situation is you don't even have to succeed at first because you are basically financially secure.

Depending on your area, 12% may be super hard to accomplish.

Am I over complicating this or is a good way to accomplish what we're looking to accomplish? 

This one house full of sketchy folk and reeking garbage affected the saleability of all the other (beautifully cared for) houses on the street. 

Based on my expenses and my state, I should only need 30 units to accomplish that goal, assuming they all cash flow correctly.

The beauty of brokerage is that it’s possible to begin building your business while working another job(s), but it requires discipline.

If your only goal is to minimize taxes, I don't know if this complex structure will accomplish that .
