If I’m a seller and have a bunch of offers, with one being cash, I would do everything I could to negotiate the cash buyer to a price I am willing to accept.

Don't forget about being able to accept the Gov't travel card and that the logding portion of the per diem decreases after 30 days of tdy (and again at 90 and 180???).

However, in some cases tenants will not see reason and will not accept responsibility for their actions.
