There's a pretty clear value-add to ADU construction on multi-family from a cash flow perspective, but I'm certainly concerned about the ability to refi post-construction or get the right valuation on an exit.

You cannot expect the buyer to be responsible for your incompetence or gross negligence.Based on the conversation here I am aware this might be a little complicated for a title company or title agent to comprehend (apparently) but in just about every state, you have to have the right and ability to sell a property before it can be legally conveyed.

@Marshall Barta- thanks ....you should  get a formal loan  pre approval  started so that you can learn aboutn the process and   also make sure  you have  the ability to be approved for  whatever  scenario you  want to use 

If the time frame is longer than the seller may accept, are you willing to go forward with the purchase if you don't have time to confirm the ability to make those changes?

I think building your network so you can have the ability to execute properly is the number one priority other than getting the money to make a move.

thanks for the insight @Kyle Mccaw, I was looking at a 203k option given it provides the ability to roll the rehab cost into the total, I guess the downfall is the FHA aspect of it requiring me to live on site for atleast the 1 year for example.

In no way, shape or form do I want to take advantage of the process or their ability.
