There is often damage below roof valleys.Damage at trim (usually from failed sealant).Damage from miss directed from sprinklers (years of direct spray can affect many exterior wall coverings).  

If you can swing it, think about a less expensive rental on/near campus where you could live and charge rent to roommates.

What colors are your walls, is there a backsplash; color of your appliances, stainless or colored.  

You could do most of the staging yourself in the kitchen and bathrooms, such as bowls of fruit and flowers on the kitchen counter, towels, shower curtains, and wall art in the bathroom, etc.  

They are (probably) wrong to do what they're doing, and they're acting like jerks (assuming you're telling the whole story, which I reasonably assume you are), but you're going to end up banging your head against the wall if you think a lawsuit is in your best interest.

Or the first floor would have the same problem It sounds more like in the frame work, If it is a old balloon frame house the second story floor is usually just sitting on a 1x4 notched into the studs of the wall.
