I understand that multi-family poperties can be pricey but since I am a veteran so I can qualify for properties with my VA loan, which allows me to buy any property with ZERO money down as long as I occupy one of the units.

In NC & VA, though, we just require proof that tenant has opened utility accounts in their name before providing keys because we are not responsible for the bills if they don't pay.

I do have the option for around a $70k down payment, I just need to do a cost-benefit analysis on weather or not I use it as a down payment, or use my VA benefits and save it for a larger down payment down the road.
