I've looked at a few on the market on the online portals, and they do seem over priced at the moment, so I may consider a BRRR STR house hack depending on the availability off market.

Recommend you find a seminar or course online or go to.  

Start holding "ongoing" online seminars for New Investor topics.  

If you need the yard cut while it is vacant, hire online, have them take a picture when complete. 

Between the floor boards and LVP layer we're talking about integrating a sound proof underlayment...I've been checking out QuietWalk, Cork and some of the other options online. 

Excited to meet other amazing RE investors and happy to add my two cents/value to those needing to monetize their RE expertise online. 

I would examine those markets to see if the deals would work with what you want to spend because then you have boots on the ground and/or a competitive advantage in that area instead of choosing a town you don't know and building a whole time that are only verified online.

Due to timeline we won't be able to use an SBA loan, and it's a turnaround (40% occupied with no marketing, no online presence, no automation). 

Look at it this way, I'm extremely happy that my heart surgeon paid for his education, and didn't get it online for free.
