- Broad language excusing PM from any responsibility (including that of anyone they subcontract out to)- Charging the owner additional "convenience fees" if they "fail" to perform according to an agreement (with broad language about what that means)- Making the owner pay for any mediation / attorney fees for both parties (with no cap specified)Specific fee structure: - Management Fee: 10% scheduled rents (up to 3 units); 8% up to 15; 6% up to 35- New tenants placement (not renewals): 50% first month rent- 10% mark-up on all service fees (no receipts required)- 15% mark-up on total cost for any capital expenditures- Flat turnover fee- Flat evictions fee

Hey everyone,Wanted to poll the community for the pros vs cons of 2 bedroom vs 1 bedroom units for rentals.

@Orane Jacobs Over the past 6 years, I have help many people from biggerpockets house hack san diego based on their price point anything from a 3 bedroom condo/townhome to a 4 unit multifamily.

Two weeks in, I had a complaint of raw sewage in the garage of one of the units.

Most likely self promotion or advertising. 

Ideally, I'd love to work with someone who started in the last several years and have scaled their portfolio to 10-20+ units.

Really wish realtor fees were flat rate for leasing or at least 2 weeks rent vs 4....I have a nicer unit but it's by no means "luxury" and it will rent in two seconds with no real marketing needed...definitely not 4k worth of work for a realtor imo...

Beyond that, the mid-term rent potential on the quadplex units is at the very least $1,500/unit per month once the leases are up (Mid term rentals listed today have a higher potential but would require updates to the units). 

I don't think I can go back and claim those when we moved the property into the LLC and actually put the unit into service.
