I was thinking of advertising it to Realtors around town in the "white box" stage of completion, meaning it is drywalled/mudded/taped/sanded but there is no paint on the interior, no flooring, no appliances, no countertops, no moulding, no hardware.

I have a specific purchase price with the owner and am about to complete the rehab on the house and will be ready to list it on the market soon.I've been talking through various options on how to structure the listing agreement with my realtor because I am not on the deed, but have a lease option agreement.

Enter the new bay area housing bubble - My realtor now says I can get upwards of 750k for it (and in the process take an equity payout of ~360k) or I could also rent it out for ~4500 a month.

Marty said in the first BP Podcast that access to the MLS in essential even if you don't plan on making offers or listing (which I do) and it's much easier to look at comps and such yourself without leaving all of that to a realtor, and so he STRONGLY recommends getting your real estate salesperson license.
