no, i'm not interested in discriminating against folks based on race/color/nationality/national origin/religion/sex/disability; whether under my own primary residence's roof nor any clients' but actually bewildered that such a detailed act would point out 'race' 'color' and 'nationality' or 'national origin' but not touch upon ethnicity; same for 'sex' but not even touch upon gender identity or orientation.. at least at the federal level.and likewise, what about language?

These things just teach you how to hopefully pass the state test.You learn the craft out in the real world. 90% of the getting the license stuff you will not use day to day.A lot of it is obscure stuff that test creators deem important on a national and local level.

Personally, I'm frustrated with hard money lenders whose guidelines are exactly like institutional lenders.

You will often find a few agents in your area tend to get a bulk amount of the REO properties from the major lending institutions.

Oh, did anyone notice that the interest rates are up to 5% lately ( nationally)  or that the cap rate returns are down to 5% lately (in other than poor neighborhoods in non-West Coast markets)?  

We are experiencing (CT real estate and throughout the nation) the loftiest sales season since 2007.  

The paycheck many times over the national average of households, 30-35 hour work week and ability to help others/make a positive impact in the country make it an absolute recommended profession in my book.
