It's so much easier to make mistakes when capital is idle and you want to force returns.  

I think I made this mistake early on assuming that all the cashflow would flow right back to me, and it's a bit of a give and take.

No one has done so thus far.I have not done any hard numbers but I seriously think it would be a mistake for me to invest in this property.  

We've completed several profitable deals, but have also made some very costly mistakes along the way. 

It's way to technical to write it out here but it can be done.Where most people make a mistake is that they try to do cash out refi.

@Daniel Sisto,A lot of folks are mistaking the current price run up as a new "bubble" when it's little more than the result of supply vs. demand: home building all but stopped in crash and is taking time to recover.

The one mistake I made when starting was to try to say I'd cover a very large area.  

Honestly, I made a lot of mistakes with that, but I've also learned a lot.

I'm a new investor in the market right now, currently haven't landed my first deal as yet, because I'm a bit scared of the mistakes I'll come across and screw up other people's money.

Not having an inspection is an excellent idea, IF you want to make a mistake.
