in PA it takes what 2 years plus to foreclose and longer if contested.. they rip the rents pay nothing to maintance dont pay the tax's and just walk with 30k while you fight to get your asset back..

I also have investors in my lending program that are based in CA who have funded loans as far away as PA, so that can be done too.It's taken me 5 years to build the team I have today, so it's great if you already have boots on the ground in the market you're looking at.
