Out of State Rentals

I live in California. Bakersfield to be exact. I have friends that have had rentals here and have sold them and purchased rentals in Texas. They still live here and have their kids that live it Texas. So they go so often check on the property and visit their kids. My wife's sister lives in Texas so we have reason to travel their besides if we get rentals there. Has anyone on here done something like this and would you do it again?
