They should, especially if you explain to them why you're doing it (asset protection) and if you still personally guarantee the loan.

You figure your offer on that basis, and if you buy it, and the heater is fine and the stove is still there, then you've scored.It's almost guaranteed that, if the owners are still inside the house, they are going to trash it.

You could ind a commercial lender who loans based on the property's income and expenses alone and not your personal finances, and that does not make you guarantee the loan yourself.Or you could find a credit partner to qualify for the commercial loan so you don't have to, and buy it in an LLC you're both a part of.In either case, you'd need to get a partner or private lender to come up with the down payment unless you have it lying around yourself.

When I keep in mind that we chose to have these problems and solving them can make a better future for us and our children after us, it calms me down and helps me think more clearly, not just react to the fear of the moment.In my opinion, that's much better than having problems forced on you like no retirement if social security is bankrupt when we qualify for it or someone has raided the pension fund we relied on and now we have nothing but the minimal government guarantee instead of what we were promised.

This is very important because at least in Colorado the 4 year state schools do not have to except any classes that they have not designated as a "Guarantee Transfer Course".

But you're guaranteed to always have a roof over your head for minimal cost and you have an asset that could be liquidated in a pinch.I don't want to live next to my tenants, so I would not recommend a duplex or triplex where you live in one unit.
