Another thing that wiped out homeowners from the fires is that there was no way financially that some could rebuild according to new codes.  

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

I've heard great stuff about East Ridge, Hixson, and Red Bank, and I have found some properties that I am personally interested in in East Ridge, but the crime rate in the zip codes associated with these regions seems really high.

The old codes are grandfathered in so a legal unit does not have to be up to code by todays standards in Chicago. 

Get headcount by googling thetown or zip code.

Unfortunately, in most of these situations, "partnering" with or "mentoring" a beginning investor is code for "wasting my time helping someone who's constantly screwing up (because they're a beginner), and not only getting nothing in return, but also exposing myself to increased liability". 

Many PMs will put lockboxes because this way they can give codes to prospects or buyers agent representing a tenant might just give and get paid a commission without doing much work.

You will probably have to honor their current lease, but these laws are very state specific so check there first!
