Three months ago took the "Fast Track" course offered by Cody Sperber of Clever Investors and have really learnt a lot about RE and marketing. 

If I purchase  it, can anyone recommend a good property management software to track expenses and rents and everything else needed to facilitate filing of taxes at the end of year?

I am looking for landlord software suggestions to collect rent, screen tenants, create leases, track maintenance expenses etc.

@Katherine Sarrettethe deals you are going to find that are going to pay off the best are the ones you find driving neighborhoodsmap you out a area- spend some time looking for the properties that are vacant- they may be foreclosed and not even hit the mls or other investors have seen yetdo a quick search through the county to see what they areset you up a good data base and keep track of neighborhoods and there rents or purchase prices enjoy

So I am closing on my first 100% seller financed deal tomorrow and would like to understand how to handle the payments, especially for tracking purposes come tax time.

They're incredibly advanced because Facebook keeps track of everything we all do while logged in on Facebook.Facebook is also partnering with other companies and credit card companies that track our behaviors and what we spend our money on!
