And in those cases, as long as you're not in a jurisdiction that has a law that requires you to accept the first qualified applicant, that's where you can start to evaluate who is the MOST qualified.

In regards to evaluating neighborhoods, I would evaluate street by street but also remember that neighborhoods gentrify over time as a whole.For example, if a rougher street is wedged in between five nice streets, it is only a matter of time until that street is also a nice street.My two cents!

Now there were issues with the master shower (appears to have mold behind the seal, but I've used it for 9 years now without issue), but he'd agreed verbally that it wasn't urgent since there were two other showers they could use (one literally on the other side of the same wall), and the deck was evaluated and it was recommended that work be done, but it was going to be very expensive and wasn't an imminent danger (they continued to use it, and I'm still using it daily - the railing is bowed but still holds), and verbally he was okay waiting on that as well.

*Flip by Rick Villanova & Clay Davis - a good bit of this will be dated now but the information on rehabbing a property is excellent and if you plan to BRRRR or do any kind of renovation this book will help*ABC’s of real estate investing by Ken McElroy - this book really helped me understand how to evaluate a property and run solid numbers
