I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

Just have to time it right.I have also bought local furniture on phone and had them deliver to house on day I picked.

You don’t want to be scheduled to deliver a major ground-up construction project in the middle of a recession one to four years from now.

A cargo container is about $5k delivered nowadays (of course that varies by location).

You're competing against people who have studied this stuff for years and decades. other than those 2, there is nothing holding you back except the same things that hold most people back which is the important stuff: Fear, indecision, insecurity, etc. funding is just lining up OPM, which is only hard if people don't think you can deliver.

Just make sure your contract doesn't state "property will be delivered vacant" or anything along those lines

It is their policy that they wait until the tenant has moved out, then within 7 business days deliver a bid to us on what needs to be done to get the apartment ready for a new tenant, we sign this and then they get in their within a few days and do all the painting, floors, etc whatever is needed.
