Hello everyone,I am looking to move from Chicago to Dallas, Texas. 

Very few in Dallas area....I think nationwide distressed sells are less than or right around 1% of the market.Plenty of dynamics for this.#1 plenty of deferments during covid....plenty of work arounds.#2 plenty of equity....very few homes should have to go thru distress sell right now....due to good down payments, runup in prices, still good demand.#3 slowness in many courts...so cases may have been filed, but not finished.I don't follow from month to month, but it has been fairly low for a while. 

As a company, the median percentage of annual rent spent by owners on maintenance does not cross the 4% threshold until year 8 in our Memphis management office and year 6 in our Dallas management office and then just barely.

Hello,I just purchased my first property in Dallas, Texas.

Even with paying property management fees it looks like I can get way better cash flow in places like Dallas or Austin Texas.The only issue is my GF and her mom are real estate agents in LA.

I've looked at the Kansas City, Missouri area and as well as the Dallas-Forth Worth, Texas area.

I am a new investor in the Dallas area.
