But as any of us who have invested in that class know, with the higher risk comes a much higher likelihood that your real numbers wont match yoir proforma numbers because of those darn tenants.

Instead of going over the top, another option is to buy replacement panels that are made to match - they are pretty expensive so if you have a few that are in disrepair, this does work......

As @Tj Hines mentioned you want to be thorough when interviewing, but you want it match the complexity of the property. 

Very rarely does the inside of a house not match my expectations.
