I wouldn't take the rent increase as a factor for buy and hold long term. things can change and this shouldn' be your number when choosing your offer . but for buy and flip short terms this property can work.ask your t"rusted agent" how much he can sell it if you increase the rent to 7000-8000 and start running he numbers. . you might be looking at a 50k fast profit. good luck!!
