Is this worth it for my first flip?

I can remember as a young adult all I wanted to accomplish in life was to have a job I loved that made me six figures a year.

Any agent worth working with will see through you anyway if you don't.

From what I understand, the bank is not stupid, they know what their house is worth.  

We also bought during the first-time homebuyers credit era, so we got a check for 10% of the purchase price back with our taxes, and if I remember correctly, we used an FHA loan with 3.5% down.

Also there are some groups that meet in Frederick but I cannot remember anyone's name here on BP at the moment.

You likely could sue them for late fees if you determine you can't withhold from security deposit but I'm not sure it would be worth it.
