Having someone in during the cold winter months at a lower rate is better than not having someone there at all - especially if she's taking good care of the place.Get the upper unit rented as quickly as possible (with a good tenant, of course) so any vacancy in the unit below is mitigated.

We have great properties in great neighborhoods... we own around 80 rentals and we are in the midwest so winter is a terrible month to have vacancies  We currently have 15 openings - the most we've had is like 5 but our tenants are moving out of state, buying houses, etc..
