We do occasionally act as a reseller for turnkey providers, but that's the exception, not the rule.We do indeed charge an asset management fee which covers among other things:Ongoing property management Payment of all expensesOngoing market intelligenceBi-annual property inspections (i.e. every 6 months)Investment portfolio reviewsInsurance monitoringPerformance reportsEtc.You can see the full scope via this video on our web site (PM me and I'll send you the link).As far as I know, all turnkey providers do charge property management fees which cover only a small subset of the services covered by  our asset management fees.

Luckily you can get a tremendous amount of knowledge from the web, such as the landlord tenant laws in MA.Starting new in a state will also allow you to start fresh with local credit, pay all your bills on time and establish a track record, after a year or so, you can get that first multi family you plan to buy.

I had a Title Company president save my clients $8K once because of an early recording and because we used to sit at the corner bar after work titling dragons.Lastly but not leastly Foreclosure Web Sites like in CA ForeclosureRadar.com will list the property profile, DOM and do Foreclosure Comparables similar to a CMA done by a Realtor.
