It appears to me that wholesalers, in the form being discussed, exist because realtors have been unsuccessful at reaching them through the allowed advertising guidelines, or have chosen to ignore these niches due to a perceived lack of return on time/effort.

You'd be better off spending the money on a good web/landing site for motivated sellers, and marketing

Realtors get piles of time wasting leads for unqualified buyers, agents appear to be unresponsive ghosts, etc.  

I am surprised more haven't commented on what a train wreck this transaction appears to be, but then maybe not as there are plenty out there that don't know how to conduct a real estate transaction properly.

Marijuana has been legalized in a few states and from the looks of it, it appears that 2018 will be a big year for marijuana as it is being considered as ballot items in multiple states.
